Tenant Questions:

  1. What if I’m not approved?
    1. If we look at the application(s) and we cannot approve them we will refund the fee less the cost of the each credit report at $14 per person as long as there are no misrepresentations.
  2. What is the criteria for getting approved?
    1. The approval criteria is generally 3 to 1 income to rent. Government income is 2.5 to 1. Good rental history or a cosigner. No evictions.
  3. Is this going to be a ding on my credit score?
    1. It is only seen as an inquiry on your credit.  No negative denials will be put on your credit.
  4. How many renters are covered under this guarantee?
    1.  $75 covers up to 2 renters
  5. What do I do once approved?
    1. Bring the approval certificate, which includes our guarantee, to rental properties you are looking at.  Present this to the landlords.
  6. How long is the approval good for?
    1. The approval is good for 1 year.
  7. How can I easily verify income?
    1. You can include a picture of your pay stub in the application to verify income. We recheck with the company you work for to verify that you are employed.

Landlord Questions:

  1. How long does the renter guarantee last?
    1. Any landlord guarantee payments must be for time within that 1st year.
  2. Do you cover physical damage?
    1. We are not ever responsible for physical damage.
  3. What are my responsibilities as a landlord
    1. We set requirements for the landlord about giving notices and filing an eviction.  Please see the Requirements section here.
